Usage Class
- Class I: Residential vehicular gate for one- to four-family residences.
- Class II: Commercial/general access gate for multi-family housing, hotels, retail, or other buildings servicing the public.
- Class III: Industrial/limited access gate for factories, loading docks, or other non-public locations.
- Class IV: Restricted access gate for guarded industrial locations such as airport security areas. The LA400 itself is rated for Class I, II, and III only.
UL 325 Entrapment Protection Requirements
A minimum of two independent monitored entrapment protection devices is required at each entrapment zone, and it is the installer's responsibility to install external monitored devices in each zone. This swing gate operator will operate only after installation of at least one external monitored device in either the open or close direction. If no entrapment zone exists in the other direction of gate travel, the inherent (built-in) device is all that is required in that direction. Acceptable device types are inherent, LiftMaster monitored external photoelectric sensors, and LiftMaster monitored external edge sensors. The inherent device built into the operator serves as one of the two independent devices, and the same type of device cannot be used for both.
Page 4: Safety Installation Information
Gate systems are made up of many component parts, and the operator is only one of them. Installers must account for the hazards of each individual application. Pedestrians must always be provided a separate access opening located so they never come in contact with the vehicular gate during its travel, and swinging gates must not open into public access areas. The gate must work freely in both directions before the operator is installed.
Permanently mounted access controls must sit at least 6 feet from any moving gate part and where the user cannot reach over, under, around, or through the gate. Stop and reset controls must be in the line-of-sight of the gate, and activating the reset control must not cause the operator to start. A minimum of two warning signs must be installed so each is visible from the side of the gate where it is mounted. Contact sensors must be located on the inside and outside leading edge of a swing gate, and also on the bottom edge if that edge is between 4 and 16 inches above the ground at any point in its arc of travel.
Page 5: Gate Construction Information
Gates should be installed according to ASTM F2200. Gates must not fall over more than 45 degrees from vertical if detached from their hardware, must have smooth bottom edges with no protrusions exceeding 0.5 inches, must not move under gravity alone if the operator is disconnected, and must not have a latch on an automatically operated gate.
For Class I, II, and III horizontal swing gates, the width of an object (wall, pillar, or column) covered by the gate in the open position must not exceed 4 inches measured from the pivot centerline, and the distance between a fixed object and the open gate must not be less than 16 inches, unless entrapment protection is added.

Page 8: Site Preparation and Check Your Gate
Check national and local building codes before installation. Trench and install conduit; contact underground utility locating companies first, and use UL-approved conduit for low and high voltage. Vehicle loops, while not required, are recommended for vehicles 14 feet or longer to keep the gate open while a vehicle blocks its path. Entrapment protection devices are required to protect against any entrapment or safety conditions in your gate application, and the two provided warning signs go on the inside and outside of the property where they are easily visible.
Before installing, confirm: the gate is level, the gate and post are plumb, the gate has a smooth bottom edge with no protrusions, any wheels are removed from the bottom of the gate, the gate does not hit or drag across the ground, and the gate swings freely and is supported entirely by its hinges.
Installation
Page 9: Installation Tips
CAUTION: To avoid damaging gas, power, or other underground utility lines, contact underground utility locating companies BEFORE digging more than 18 inches deep. Always wear protective gloves and eye protection when changing the battery or working around the battery compartment.
Do: weld a horizontal bar across the entire gate for strength, mount the operator level, leave slack in the operator cable, and install the operator at least 12 inches from the ground. The operator can be mounted on top of the gate frame.
Do not: install upside down, install near sprinklers or anywhere the bottom of the operator could be exposed to water, install on uphill or downhill gates, install on pedestrian passageways, doorways, or gates, over-bend the operator cable, or weld the crossbar to just a few pickets.
Page 10 to 11: Step 1 - Attach Brackets to Operator and Step 2 - Determine Mounting Location
Step 1: 1. Insert the key into the lock on the release lever and turn it 180 degrees counterclockwise. 2. Turn the release lever 180 degrees counterclockwise; the operator is now in manual mode. 3. Assemble the gate post bracket by placing the pull-to-open bracket on top of the post bracket. 4. Insert the bolt through both brackets and secure with washer, lock washer, and nut. 5. Attach the post bracket assembly to the operator with pins and hairpin clips. 6. Attach the gate bracket to the operator with pins and hairpin clips.
Step 2: begin with the gate fully closed. There should be a maximum of 4 inches from the center of the hinge to the edge of the post or column; if the distance is greater, that area needs entrapment protection. Use either the paper template (on the back page of the manual, which must be cut out) or a tape measure.
Template method: close the gate, place the template under the center of the gate hinge point, and mark the location in front of the gate post with a screwdriver or dowel rod. Tape measure method: close the gate, measure out 7 inches from the center of the hinge point and mark it, then measure 7 inches from that mark and mark the second location.
| Dimension A | Dimension B |
|---|---|
| 7 in (17.8 cm) | 7 in (17.8 cm) |
| 8 in (20.3 cm) | 6 in (15.2 cm) |
| 7-1/2 in (19.1 cm) | 7-1/2 in (19.1 cm) |
| 6-1/2 in (16.5 cm) | 6-1/2 in (16.5 cm) |
| 6 in (15.2 cm) | 6 in (15.2 cm) |
The ideal installation measurements are A = 7 inches and B = 7 inches. If different measurements are used, the sum of A and B cannot be greater than 15 inches.
Page 12 to 13: Step 3 - Position the Operator and Step 4 - Secure the Brackets
Step 3: the post bracket assembly can be mounted in several places on the gate post. 1. Open the gate to the desired open position (no greater than 100 degrees) and hold the operator against the gate. 2. Place the operator arm against the gate post at the desired position and temporarily clamp the post bracket; the operator arm must be level. 3. Mark the mounting holes on the gate and temporarily clamp the gate bracket. 4. Align the pull-to-open bracket as close as possible above the screwdriver or dowel rod mark. 5. Insert the hex bolt through the pull-to-open bracket and post bracket and secure with washer, lock washer, and nut.
Test gate travel: manually open and close the gate, make sure the operator does not bind against the pull-to-open bracket, and make sure the piston does not bottom out. If the gate does not open and close completely, adjust the gate bracket position and mark new mounting holes.
Step 4: with the arm level, mark the post bracket holes, remove the clamp and operator, drill the gate post, and secure the post bracket with hardware. Drill the gate (or any reinforcement) for the gate bracket hardware, secure the gate bracket with hardware (not provided), and manually move the gate to confirm it opens and closes fully. Some installations need extra reinforcement on the gate.
Page 14 to 15: Step 5 - Install the Control Box
The control box MUST be mounted within 5 feet of the gate operator, as high as possible for best radio reception, and level. For the standard control box: remove the screws and open the box, select the mounting holes and remove the knockouts, then secure it to a wall or column with the four provided screws, or to a post with U-bolts and rubber washers (not provided) for a watertight seal. Make sure the U-bolts do not protrude more than 3/4 inch, because that can short the control board.
The Large Metal Control Box (XLSOLARCONTUL) follows the same 5-foot and leveling rules, with wall/column mounting using four corner knockouts and the provided screws, and post mounting using 3/8 inch U-bolts and rubber washers. The post mount option is not recommended for the 33AH battery application. U-bolt openings are 3-1/2 inches for a standard 3 inch round pipe, 4 inches for a standard 4 inch square post, and 6 inches for a standard 6 inch square post.
Page 16: Step 6 - Earth Ground Rod and Step 7 - Wire the Operator Arm
Disconnect power at the fuse box before proceeding. The operator MUST be properly grounded per national and local electrical codes, all electrical connections must be made by a qualified individual, and all power and control wiring must run in separate conduit.
Step 6: install the earth ground rod within 3 feet of the operator using a single, whole piece of wire, never spliced, and run the wire to the operator. The ground wire is connected later in Power Wiring. If the operator is not grounded properly, the range of the remote controls will be reduced.
Step 7: 1. Choose a knockout in the bottom of the control box. 2. Insert the operator cable through the provided watertight connector. 3. Insert the cable and connector into the knockout. 4. Slide the connector nut onto the operator cable. 5. Connect the operator cable wires to the connector according to the colored label (white to white, red to red, etc.). 6. Plug the connector into the GATE 1 terminal on the control board. 7. Tighten the connector nut. For one operator, continue to Step 9; for two operators, continue to Dual Gate Setup.
Page 17 to 19: Step 8 - Dual Gate Setup
Dual gate communication is either wired or wireless, never both at once. Wired setups keep a longer battery standby time than wireless setups, and wireless setups need two control boxes, one for each operator arm.
Wireless: install a second operator arm and control box using steps 1 to 7. Choose a primary operator and program all wireless accessories to it. Press and release LEARN on the primary (green XMITTER LED lights, 180 second timeout), press LEARN again (yellow NETWORK LED lights), then press the OPEN test button to assign it as network primary. On the second operator, press LEARN twice, then press the CLOSE test button to assign it as network second. Both operators beep and the NETWORK LEDs turn off when successful. To deactivate, press LEARN twice, hold LEARN for 5 seconds until the NETWORK LED blinks and turns off, and repeat on the other operator.
Wired: install the second operator arm using steps 1 to 4. Before digging, contact underground utility locating companies, trench across the driveway, and use PVC conduit. Mount the junction box within 3 feet of the second operator, route the operator cable and extension cable through watertight connectors into the junction box, remove the terminals from the operator cable, and join like-colored wires with wire nuts. Then run the extension cable through a knockout and watertight connector in the control box, match the wire colors to the connector, and plug it into the GATE 2 terminal.
Bipart delay: when one gate must open first and close second, such as with an ornamental overhang or a solenoid lock, connect that primary gate to the GATE 1 terminal and set the BIPART DELAY switch to ON. With two control boxes, the control box with the switch ON delays from the close limit when opening and is the first to close from the open limit. If one gate travels farther than the other, set the switch to ON for both control boxes to synchronize closing.
Page 20 to 21: Step 9 - Install and Wire Entrapment Protection
WARNING: ALL gate operator systems REQUIRE two independent entrapment protection systems for each entrapment zone. Entrapment protection devices MUST be located to protect in BOTH the open and close gate cycles, between the moving gate and RIGID objects such as posts, walls, pillars, columns, or the operator itself.
A swing gate entrapment zone is any place between the moving gate (or exposed operator parts) and a counter-opposing edge or surface where entrapment is possible up to 6 feet above grade. That includes any point in travel where the gap between the bottom of the gate and the ground is greater than 4 inches and less than 16 inches, where the distance from the pivot centerline to the end of the wall, pillar, or column exceeds 4 inches, or where any other gap between the gate and a fixed object is less than 16 inches (walls, curbs, berms, or other immovable objects). Swing gate operators need the first external monitored device to function, LiftMaster monitored external devices MUST be used to meet UL 325, and ALL devices must be tested after installation.
The control board has dedicated inputs: CLOSE EYES/INTERRUPT for photoelectric sensors in the close direction (an obstruction opens the gate fully and resets the Timer-to-Close), CLOSE EDGE for edge sensors in the close direction (the gate reverses to full open), and OPEN EYES/EDGE for sensors in the open direction (the gate reverses for 4 seconds then stops). The optional expansion board adds EYE ONLY and EYE/EDGE inputs that can be switched to either direction. Only one monitored device may be wired to each input.
Page 22: Step 10 - Power Wiring
For solar applications, use the Solar Panels section in the Appendix. All power wiring should be on a dedicated circuit, calculated using NEC guidelines. 1. Turn off AC power at the main breaker. 2. Run the AC power wires to the control box. 3. Remove the junction box cover. 4. Connect the green wire to the earth ground rod wire with a wire nut. 5. Connect the white wire to NEUTRAL. 6. Connect the black wire to HOT. 7. Replace the junction box cover without pinching wires. 8. Plug the J15 plug into the control board; a small spark is normal. 9. Turn on AC power to the operator.

Page 23: Step 11 - Finish Installation
1. Turn the release lever clockwise 180 degrees back to the engaged position, which engages the motor. 2. Turn the key clockwise 180 degrees, which locks the release lever; the operator is now engaged. 3. Fasten the warning signs to the gate with cable ties. Warning signs MUST be installed on both sides of the gate and in plain view.
Adjustment
Page 23 to 24: Limit and Force Adjustment
Never increase force beyond the minimum needed to move the gate, and never use force to compensate for a binding or sticking gate. If one control (force or travel limits) is adjusted, the other may also need adjustment, and the safety reversal system MUST be tested after any adjustment: the gate must reverse on contact with an object. The limits can be set with the control board or a 3-button remote programmed for OPEN, CLOSE, and STOP, and the TEST buttons will not work until the limits are set and the required entrapment protection devices are installed.
The limit LEDs show the status: both off means limits are set (normal mode); both blinking means limits are not set; SET OPEN blinking with SET CLOSE on means the open limit is not set; SET OPEN on with SET CLOSE blinking means the close limit is not set; both on means limit setting mode with limits set.
For dual gates the limits must be set for each operator, with the gate attached to the operator first. If you make a mistake, press the reset button to start over. 1. Set the GATE switch to the 1 position. 2. Press and release SET OPEN and SET CLOSE together to enter limit setting mode. 3. Press and hold a MOVE GATE button to move the gate to the open or close limit. 4. Press and release SET CLOSE or SET OPEN for the limit being set. 5. Press and hold a MOVE GATE button to move the gate to the other limit. 6. Press and release the matching SET button; the operator exits limit setting mode. 7. Cycle the gate open and close with the TEST buttons; this sets the force automatically. 8. For dual gates, set the GATE switch to 2 and repeat steps 2 to 7. If the secondary gate's limits are set first, the control board will not exit limit setting mode until the primary gate's limits are set.
Page 25: Fine Tune the Force, Adjust the Limits, and Obstruction Test
Fine tune the force: the REVERSAL FORCE dial is set to minimum at the factory. The force should be high enough that the gate will not reverse by itself or cause nuisance interruptions, but low enough to prevent serious injury, and the setting is the same for both directions. If the gate stops or reverses before reaching a limit, turn the dial slightly clockwise, then run the obstruction test after every limit and force adjustment. After both limits are set, one limit can be adjusted independently by repeating steps 1 to 3 of the limit procedure.
Obstruction test: 1. Open and close the gate with the TEST buttons and confirm it stops at the correct limits. 2. Place an object between the open gate and a rigid structure, without triggering any external entrapment device. 3. Run the gate in the close direction; it should stop and reverse on contact. If it does not, turn the force dial slightly counterclockwise. 4. Repeat the test in the open direction. Test the operator after any adjustment.
Programming
Page 26: Programming Remote Controls
Up to 50 Security+ 2.0® remotes or KPW250 keypads, plus 2 keyless entries, can be stored in memory. When a third keyless entry is programmed, the first is erased; when memory is full, the operator exits programming mode and the memory must be erased before more remotes can be added. To program a remote, press and release the LEARN button (the operator beeps and the green XMITTER LED lights), then press the remote button to program within 30 seconds. Three options exist: single button as open only (press OPEN, then the remote button), single button as open/close/stop, or three separate buttons for open, close, and stop. If you install an 86LM antenna extension, do not straighten the antenna.
Page 27: Internet Gateway, Erase Codes, Erase Limits, CPO, and Remove Devices
The LiftMaster Internet Gateway pairs through an online account at myliftmaster.com after connecting it to a router and powering it on. The gateway stays in learn mode for three minutes; press the LEARN button twice on the primary operator, or with the gate closed give an OPEN command and, within 30 seconds at the open limit, press the reset button three times to enter High Band Learn Mode. The operator beeps when pairing succeeds.
To erase all remote codes: press LEARN, then press and hold it again for about 6 seconds until the XMITTER LED flashes. To erase limits: hold SET OPEN and SET CLOSE together for 5 seconds until both LEDs blink rapidly and the operator beeps, then release and set the limits again. To remove and erase monitored entrapment protection devices: disconnect the device wires, press SET OPEN and SET CLOSE together to turn both LEDs on, then press them together again to exit.
Constant Pressure Override (CPO) is for use with KPW5 and KPW250 keypads. It temporarily bypasses a faulted entrapment protection device: enter a valid 4-digit PIN, then press and hold # for 5 seconds and keep holding to keep the gate moving. Use it only in direct line of sight with no obstructions.
Operation
Page 28: Control Board Overview
The control board includes SET OPEN and SET CLOSE buttons for limits, MOVE GATE buttons for jogging the gate during setup, a GATE switch (1 or 2) for dual gate limit setup, a BATT FAIL option switch (critically low battery is less than 23 V), a BIPART DELAY switch for dual gates, a LEARN button for remotes and the wireless network, a TIMER-TO-CLOSE dial (0 to 180 seconds, 0 is off), a REVERSAL FORCE dial, TEST buttons for open/stop/close, status LEDs, and a diagnostics display. The display shows "LA" followed by "40" for the LA400DC, then the firmware version.
The Timer-to-Close is factory set to OFF; at 0 the gate stays open until another command arrives. Any radio command, single button control, or CLOSE command before the timer expires closes the gate, and signals from the open controls, loops, close edges, and close photoelectric sensors reset it. The BATT FAIL switch decides what happens when AC power is off and the battery is critically low: set to OPEN, the gate opens and latches at the open limit until AC returns or battery voltage rises; set to CLOSE, the gate latches at the close limit.
Page 29: Manual Release, Reset Button, and Party Mode
Manual release: in a power failure the operator can be disengaged from the gate. The release may feel stiff or jerky, which is normal, and it is also normal for the operator to run slowly after a disconnect or complete loss of power until it runs a full open and close cycle. To release: insert the key, turn it counterclockwise 180 degrees, then turn the release lever counterclockwise 180 degrees; the gate can now be moved by hand, and the lock relay turns off after 2 minutes to save power. To engage: turn the release lever clockwise 180 degrees, turn the key clockwise 180 degrees, then remove and store the key.
Reset button: on the side of the control box. Pressing it stops a moving gate like a stop button, pressing it once while the gate is open disables the Timer-to-Close so the gate stays open, and pressing it shuts off the alarm and resets the operator.
Party Mode: press the reset button once while the gate is open to disable the Timer-to-Close; press it again or use a programmed remote to restart. It can also be enabled from a KPW5 or KPW250 keypad by entering a valid 4-digit PIN when the gate is at the open limit and the timer is running (the operator chirps), and restarted by re-entering the PIN or activating a hard input or programmed remote.
Page 30: Operator Alarm and Remote Control
Operator alarm: if a contact sensor detects an obstruction twice consecutively, or if the inherent force sensor detects any of the following twice consecutively, the alarm sounds for up to 5 minutes and the operator must be reset: the operator arm or gate incorrectly installed, the gate not meeting specifications, gate hinges too tight or broken, a car pushing the moving gate, a foreign object on the gate frame while it moves, or the gate hitting the driveway or curb and getting stuck or bent. Remove obstructions and press the reset button to silence the alarm. Three beeps with a command mean the battery is low.
Single button remote: with the gate closed, one press opens it, a second press during the open cycle stops it, and a third press closes it. With the gate open, a press closes it; if pressed while closing, the gate stops and the next press opens it.
Accessory Wiring
Page 31 to 32: External Control Devices, Maglock, and Miscellaneous Wiring
All control wiring to Class 2 circuits must be Power-Limited Circuit Cable Type CL2, CL2P, CL2R, or CL2X or better.
The EXIT input is a soft open command for exit probes, telephone entry, or exit loop detectors; it opens a closing gate and holds an open gate open while maintained. SHADOW holds the gate open at the limit when a loop is positioned under the swing of the gate and is only active at the OPEN limit. INTERRUPT is for photoelectric sensors and an outside loop; it holds the gate open at the limit, stops and reverses a closing gate, and activates quick close and anti-tailgate features when enabled on the expansion board.
The LOCK output (N.C. and COM) is a normally-closed relay contact for maglocks that activates before and during motor run. Single button control (SBC) runs the sequence open, stop, close, stop as a soft open that does not override safeties. The Fire Department input acts as a hard open; a maintained input ignores external safeties and re-enables the Timer-to-Close. Accessory power provides 24 Vdc at 500 mA max, either switched (on with gate motion and at the open limit while the Timer-to-Close is active, off 5 seconds after motion) or unswitched (always on).
Maintenance
Page 33: Maintenance Chart and Batteries
WARNING: ALL maintenance MUST be performed by a LiftMaster professional. Disconnect all power (AC, solar, battery) before servicing; the AC power switch ONLY turns off AC power and does NOT turn off battery power, so always disconnect the batteries. Use ONLY LiftMaster part 29-NP712 for replacement batteries, and wear protective gloves and eye protection around the battery compartment.

Notes: severe or high-cycle use needs more frequent checks, and it is suggested that you verify with a digital voltmeter that incoming voltage is within ten percent of the operator's rating. Batteries degrade with temperature and use, do not perform well in extreme cold, and contain lead, so dispose of them properly. For best performance replace them every 3 years. The standard control box comes with two 7AH batteries.
Troubleshooting
Page 34 and 37: Reading Diagnostic Codes and Control Board LEDs
When cycling or disconnecting power to the control board, it is recommended that you unplug the J15 plug. To view codes, press and hold STOP, then CLOSE, then OPEN until "Er" shows on the display. The display shows the code sequence number (01 is the most recent) followed by the code itself. Press OPEN to scroll to the most recent code and CLOSE to scroll toward the oldest (up to 20 saved). Press and release STOP to exit; the display also times out after two minutes. To reset the code history, press and hold STOP for six seconds until "Er" then "CL" alternate, then release.
Status LEDs: INPUT POWER (on when the AC charger or solar power is available), BATT CHARGING (on during three-stage charging), TIMER (off is disabled, on is enabled, 1 blink per second is running, 2 blinks is paused, 8 blinks is canceled), GATE MOVING (on when opening or closing, 1 blink per second for a single entrapment, 8 blinks for a double entrapment), BATT LOW (on is low, blinking is critically low), and ACC PWR OVLD (on means the accessory overload protector opened). Input LEDs for SBC, Fire Dept, Exit, Shadow, Close Eyes/Interrupt, Close Edge, and Open Eyes/Edge show off (inactive), on (active), or blinking (active on the other operator), and the LOCK LED shows whether the maglock relay is active.
Page 38 to 40: Troubleshooting Chart
| Symptom | Possible Causes | Solutions |
|---|---|---|
| Operator does not run, diagnostic display off | No power to control board, open fuse, low or dead batteries, defective control board | Check AC and battery power, check fuses, charge batteries by AC or solar or replace them, replace the control board if defective |
| Control board powers up but motor does not run | Reset switch stuck, stop button active or no jumper on the stop circuit, low or dead batteries, open or close input active, entrapment device active, vehicle loop or probe active, defective control board | Check the reset switch, check the stop button is not stuck on or put a jumper on the stop circuit, charge or replace batteries, check all inputs for a stuck-on signal, replace the control board if defective |
| Arm moves but cannot set correct limits, or gate does not fully open or close when setting limits | Arm does not extend or retract enough during travel, arm interfering with the mounting bracket, gate too difficult to move | Disengage the arm and make sure it moves freely, check the hinge point so the arm housing does not hit the gate post or bracket, and disconnect the arm and move the gate by hand; it must move easily through its entire range |
| Operator does not respond to a wired control | Stuck input, stop button active, reset button stuck, low or dead batteries, entrapment device or loop detector active | Check all open and close inputs, the stop and reset buttons, the batteries, and all entrapment and vehicle detector inputs for a stuck-on signal |
| Operator does not respond to a wireless control | Remote not learned, stop button active, reset button stuck, poor radio reception | Re-learn the remote, check the stop and reset buttons, test a wired control and the remote near the operator, check the antenna and antenna wire |
| Gate stops during travel and reverses immediately | Open or close control active, vehicle loop detector active, low battery voltage | Check all open and close inputs and vehicle detectors, and confirm battery voltage is 23.0 Vdc or higher |
| Gate opens but will not close | Open control active, loop detector active, Fire Dept input active, Timer-to-Close not set, close entrapment device active, loss of AC with AC FAIL set to OPEN, or low battery | Check all open inputs, vehicle detectors, the Fire Dept input, the Timer-to-Close setting, the entrapment protection inputs, AC power, and battery voltage (23.0 Vdc or higher) |
| Gate closes but will not open | Vehicle loop detector active, low battery with LOW BATT set to CLOSE | Check vehicle detector inputs, AC power, and battery voltage |
| Exit, interrupt, or shadow loop does not work | Detector set up incorrectly, defective detector, or low battery with LOW BATT set to CLOSE | Review the loop detector settings, replace a defective detector, and check AC power and battery voltage |
| Obstruction in the gate's path does not cause a reversal | Force adjustment needed | Perform the obstruction test and adjust force per the Adjustment section |
| Photoelectric or edge sensor does not stop or reverse the gate | Incorrect wiring or defective sensor | Check wiring, retest, and replace the sensor if defective |
| Alarm sounds for 5 minutes or with a command | Double entrapment (two obstructions within a single activation) | Find and correct the cause, then press the reset button to shut off the alarm |
| Alarm beeps three times with a command | Low battery | Check AC power; if running on batteries, battery voltage must be 23.0 Vdc or higher, so charge or replace the batteries |
| On a dual gate system, the wrong gate opens or closes first | Incorrect Bipart switch setting | Set the Bipart switch ON on the operator that opens second and OFF on the operator that opens first |
| Alarm beeps while running | Expansion board pre-warning set to ON, or constant pressure to open or close is being given | Check the pre-warning setting and any constant pressure input |
| Expansion board function not controlling the gate | Defective main board to expansion board wiring, incorrect input wiring, defective expansion board or main board | Check the board-to-board wiring and all expansion board inputs, and replace the defective board if needed |
| Maglock or solenoid lock not working | Lock wired incorrectly or unpowered | Maglocks go on N.C. and COM and solenoids on N.O. and COM; power the lock separately, not from the accessory power terminals |
| Switched accessory power stays on, or accessory power turns off or resets | Operator in limit setup mode, accessory on the switched terminals, accessory power protector active, or defective control board | Learn the limits, move the accessory to the ON (unswitched) terminals if needed, or disconnect all accessories and measure accessory power (23 to 30 Vdc), then reconnect them one at a time |
| Quick Close, Anti-Tail, or AUX relay not working | Setting incorrect, interrupt loop detector problem, wiring incorrect, defective expansion board | Check the switch settings and wiring, check the interrupt loop detector, and replace the expansion board if defective |

Appendix
Page 41: Bracket Types
Covers pull-to-open and push-to-open bracket configurations for both left-hand and right-hand gates, showing the gate travel path relative to the inside of the property for each combination. A push-to-open application needs the optional push-to-open bracket (Model 50-19503).
Page 42 to 45: Step 10 - Solar Panels
Solar panels are not provided. 33AH battery setup: the Large Metal Control Box for Solar Applications (XLSOLARCONTUL), a minimum of two and maximum of six 10W solar panels (SP10W12V) arranged as sets of two paralleled panels placed in series, two 33AH batteries (A12330SGLPK), the Solar Battery Harness (K94-37236), and the battery tray (K10-36183). 7AH battery setup: the Standard Control Box for Solar Applications (LA400CONTUL), the same two to six 10W panels, two 7AH batteries (29-NP712), and the Solar Battery Harness (K94-37236).
Solar recommendations are based on average sunlight by zone: Zone 1 (6 hours per day) is ideal, Zone 2 (4 hours) is recommended, and Zone 3 (2 hours) depends on the operator and panel placement. Solar installations are not supported in northern climates or where there are long periods of heavy fog, lake effect snow, or rain. Photoelectric sensor heaters (LMRRUL, LMTBUL) are not recommended in solar applications.
Standby current draw at 24V: main board with no radios, 2.7 mA; programmed LiftMaster remotes, +1 mA; myQ device or wireless dual gate, +2.4 mA; expansion board, +11.1 mA; each plug-in loop detector, +3.8 mA (up to 3). Cycles per day depend on zone, panel wattage, and battery size. For a single gate at a 5 mA draw in Zone 1, a 10W panel supports about 81 cycles per day with 7AH batteries (87 with 33AH), a 20W setup reaches 100, and a 60W setup reaches about 263 (7AH) to 300 (33AH); dual gate figures are lower. All figures are estimates.
Position and installation: mount panels facing due south on the provided angle bracket, clear of shade from buildings and trees for a 180-degree arc east to west. If the panel is not casting a shadow, the battery is not charging. To optimize for winter, tilt the panel up to 15 degrees more vertical. Position the bracket, mark and drill holes, secure the panel to the bracket with the hex bolts, nuts, and washers, then secure the bracket to the mounting surface with the lag screws.
Page 46: Limit Setup with a Remote Control
Requires a 3-button remote programmed for OPEN, CLOSE, and STOP. With the gate closed, press SET OPEN and SET CLOSE together to enter limit setting mode, then jog the gate to the open position using the remote, press STOP, and press OPEN again to set the open limit. Jog the gate to the close position, press STOP, and press CLOSE again to set the close limit. Cycle the gate to set the force, then run the obstruction test. The close limit or open limit can also be reset on its own using the same entry sequence.

Common Questions
Why won't my LiftMaster LA400 gate operator run at all?
Check for power first. This can mean no power reaching the control board, an open fuse, or low or dead batteries if you are running on battery power only. If the display is lit but the motor does not run, check for a stuck reset switch, an active stop input, or a stuck open or close input. The operator also will not run until at least one external monitored entrapment protection device is installed.
How many entrapment protection devices does the LA400 need?
UL 325 requires a minimum of two independent monitored entrapment protection devices at each entrapment zone. The LA400 has one built-in device that counts as one of the two, so you must add an external photoelectric sensor or edge sensor for each entrapment zone. The operator will not run until at least one external device is installed in either the open or close direction.
What is diagnostic code 60 on a LiftMaster LA400?
Code 60 means the minimum number of monitored entrapment protection devices is not installed. A swing gate operator like the LA400 will operate only after at least one external safety device is installed in either the open or close direction, so review the entrapment protection connections.
How do I set the open and close limits on a LiftMaster LA400?
Set the GATE switch to the 1 position, then press and release the SET OPEN and SET CLOSE buttons at the same time to enter limit setting mode. Hold a MOVE GATE button to move the gate to each limit, pressing the matching SET button at each position, then cycle the gate with the test buttons to set the force automatically. On a dual gate setup, set the GATE switch to 2 and repeat for the second operator.
My LA400 gate reverses on its own without hitting anything. How do I fix it?
Check the battery voltage first, which must be 23.0 Vdc or higher, and check for an active open or close input or loop detector. If those are fine and the gate stops or reverses before reaching a limit, turn the REVERSAL FORCE dial slightly clockwise, then run the obstruction test again. Never increase force beyond the minimum needed to move the gate.
What does it mean when the LA400 alarm sounds for several minutes or beeps three times?
A long alarm of up to 5 minutes means the operator detected an obstruction twice in a row, for example a gate that is incorrectly installed, hinges that are tight or broken, a vehicle pushing the gate, or the gate hitting a curb. Remove the obstruction and press the reset button to silence the alarm. Three beeps with a command means the battery is low.
How do I manually release the LA400 gate when the power is out?
Insert the key into the lock, turn it counterclockwise 180 degrees, then turn the release lever counterclockwise 180 degrees. The gate can then be opened and closed by hand. To re-engage, turn the release lever clockwise 180 degrees, then turn the key clockwise 180 degrees and remove it. Use the release only when the gate is not moving.
What is the difference between the LA400PKGUL, LA400DC, and LA400DCS?
The LA400PKGUL is the single arm package. The LA400DC is the primary 24 Vdc actuator arm for single swing gate applications. The LA400DCS is the secondary 24 Vdc actuator arm for dual swing gate applications, and it ships with a 40 foot six-conductor motor cable, a junction box, a terminal block, and a connector for the second gate.
Can the LA400 run on solar power?
Yes. The LA400 supports solar power up to 24 Vdc at 60 watts max, using a minimum of two and a maximum of six 10W solar panels with the solar battery harness. The 7AH setup uses the standard control box for solar applications, and the 33AH setup uses the large metal control box, two 33AH batteries, and a battery tray. Solar installations are not supported in northern climates.
What gate weight and length can the LA400 handle?
The LA400 is rated for gates up to 850 lbs at 10 feet, 750 lbs at 12 feet, 650 lbs at 14 feet, and 550 lbs at 16 feet. It is approved for Class I, II, and III vehicular swing gate applications and can swing a gate through up to 115 degrees.
